In the third quarter of 2026, the volume of agricultural land sale contracts signed in Ukraine decreased by 18%; nevertheless, the average price per hectare continued to rise, reaching 125,600 hryvnias in September.
This is evidenced by data from a report by the Center for Food and Land Use Research at the Kyiv School of Economics (KSE Agrocenter), as reported by Dengi.ua.
Transaction Statistics and Reasons for the Decline in Market Activity
During July–September 2026, the total area of agricultural land for which purchase and sale transactions were registered amounted to 43,700 hectares. This figure is 18% lower than the results for the second quarter of this year and 15% lower than the volumes for the same period in 2025.
The number of transactions also showed a downward trend:
- 22,400 transactions were concluded over the three-month period, which is 14% lower than in the previous quarter;
- August was the weakest month in terms of activity since the beginning of the year.
Analysts at KSE Agrocenter attribute the decline in market liquidity and the drop in buyer activity to a systemic crisis caused by the blockade and closure of seaports.
Price Trends and the Growing Gap with the Regulatory Valuation
Despite cooling demand, the value of agricultural land is steadily creeping upward. Based on transactions in 2026, the average price per hectare rose to 105,800 UAH, up 4.6% from May levels. In September, the average price reached 125,600 UAH/ha, while the weighted average price stood at 82,000 UAH/ha.
Experts note that the normative monetary valuation (NMV) is increasingly out of step with actual market conditions: in the third quarter, the market price of land exceeded the NMV by a factor of 1.74, whereas at the start of land reform, this ratio was 1.45.
Regional Overview: The Gap Between the West and Frontline Areas
The price gap between regions is widening due to factors such as security, logistical accessibility, and distance from the front lines.
The western regions remain the absolute leaders in terms of high land prices:
- Ivano-Frankivsk Region — 297,100 UAH/ha;
- Lviv Region — 292,200 UAH/ha.
The lowest land prices are traditionally found in frontline and de-occupied regions:
- Donetsk Region — 38,700 UAH/ha;
- Mykolaiv Region — 47,500 UAH/ha;
- Kherson Region — 48,300 UAH/ha.
