In the first six months of 2025, foreign buyers purchased in Spain more than 70 thousand residential real estate, which is 2% more than the previous year. At the same time, Ukrainians showed record activity, having concluded for six months 2165 transactions - this is the highest result for the entire period of statistics. It is noted that foreigners in general provided 19.3% of all transactions in the housing market. The leaders in the number of purchases were citizens of Great Britain, Morocco and Germany, who together purchased more than 16 thousand objects. In addition, increased interest from Americans, Portuguese, Italians, Colombians and Dutch.
It is reported that traditionally the majority of transactions are in coastal regions and islands. The most expensive objects came to the Americans: they chose housing costing more than 3000 euros per square meter. At the same time, Ukrainians more often focused on options up to 2000 euros per "square meter", and Moroccan buyers bought the most budget objects - up to 800 euros per meter.
At the same time, transactions with Russian citizens continued to decline: their number decreased by another 17.4% and never recovered to the levels recorded before the war. Russians are no longer on the list of the largest foreign buyers.
As the publication writes, by October 2025, the average cost of "secondary" in Spain reached 2500 euros per square meter, which is 15.7% higher than last year's level. In the second quarter, housing prices rose by 12.7%, and in the secondary market - by 12.8%. Acceleration of price rise is explained by the shortage of new objects, high demand in coastal zones and steady activity of foreign investors. According to analysts' estimates, if the housing deficit persists, the price growth may amount to another 4-6%.
