Where is the Most Expensive Land in Ukraine: Ministry of Agrarian Policy Names the Cost per Hectare

The total area of land previously under the moratorium is 17.5 million hectares. Over 3.5 years (from 01.07.2021 to 31.12.2024), only 604 thousand hectares (198,337 plots) were sold. 

In 2024 alone, 106,669 plots with a total area of 320,660 hectares were sold. The average cost per hectare was 46,678 UAH ($1,163). 

Since the moratorium was lifted, legal entities have purchased 25,157 plots (78,307 hectares) at an average price of 62,656 UAH ($1,561) per hectare. Private individuals purchased 81,512 plots (242,353 hectares) at an average price of 41,510 UAH ($1,034) per hectare. 

The largest areas sold in 2024 were in Poltava (45,622 hectares), Odesa (33,024 hectares), and Dnipropetrovsk (30,623 hectares) regions. The smallest areas were sold in Volyn (818 hectares), Rivne (909 hectares), and Ivano-Frankivsk (1,094 hectares) regions. 

At the same time, the highest average price per hectare was recorded in Ivano-Frankivsk (89,744 UAH), Lviv (71,390 UAH), and Poltava (66,232 UAH) regions. The lowest average prices per hectare were in Zaporizhzhia (33,981 UAH), Mykolaiv (34,033 UAH), and Sumy (34,936 UAH) regions.
