The cost of agricultural land in Ukraine continues to rise: over the past month, the average price per hectare has increased by nearly 5,000 hryvnias, even though fewer plots were sold.

How Much Does a Hectare of Land Cost in Ukraine
In May 2026, the average price per hectare of agricultural land reached 74,528 UAH - nearly 5,000 UAH more than in April.
At the same time, market activity declined: 19,803 hectares were sold in Ukraine during May, which is more than 2,300 hectares less than the previous month. Depending on the region, the price per hectare ranges from 32,364 to 283,885 UAH.
Where Is the Cheapest Land in Ukraine?
The cheapest land is found in the Donetsk region - an average of 32,364 UAH/ha. The regions with the lowest prices also include:
- Kyiv - 41,223 UAH/ha;
- Mykolaiv region - 42,383 UAH/ha;
- Kherson region - 42,894 UAH/ha;
- Sumy region - 43,186 UAH/ha;
- Odesa region - 44,648 UAH/ha;
- Chernihiv region - 44,920 UAH/ha;
- Kharkiv region - 48,380 UAH/ha.
Where Is the Most Expensive Land in Ukraine?
Land in the Ivano-Frankivsk Region remains the most expensive, with an average price of 283,885 UAH per hectare. The top three also include:
- Kyiv Region - 173,276 UAH/ha;
- Lviv Region - 139,525 UAH/ha.
High prices were also recorded in the Ternopil region - about 112,219 UAH/ha.
Why Land Prices Are Rising
The State Geocadastre attributes the rise in demand to several factors: the growing role of the agro-industrial complex in the economy, the increase in agriculture’s share of GDP, and the use of land as an investment asset.
A separate catalyst was the authorization of legal entities to purchase land, which took effect on January 1, 2024. At the same time, the agency emphasizes that predictions of a mass sell-off of Ukrainian land have not materialized.
