Over the past year, apartment rents have risen in most major cities in Ukraine, but Kyiv bucked the general trend. In the capital, the median rent for some apartments has decreased year-over-year, while the most significant price increase was recorded in Kharkiv. Kyiv and Sumy were the only regional centers among those analyzed where housing rents in certain segments became cheaper compared to last year. However, the trend depends on the number of rooms and the currency in which the cost is calculated.
How Much Does It Cost to Rent an Apartment in Kyiv
As of September 1, 2026, the median rental cost in the capital is:
- one-room apartment — 19,000 UAH (down 5% year-over-year) or $420 (-12%);
- two-room apartment — 26,900 UAH (-7%) or $600 (-14%);
- three-room apartment — 44,800 UAH (+8%) or $1,000 (unchanged);
- four-room and larger — 89,600 UAH (+2%) or $2,000 (-5%).
One of the reasons cited for the decline in rental prices in Kyiv is the intensification of rocket attacks on the capital region. At the same time, the situation within the city varies significantly depending on the district.
For example, in the Dniprovskyi District, rents for one-room apartments have fallen by 17% over the past year, while those for two-room apartments have dropped by 19%. In the Shevchenkivskyi and Darnytskyi Districts, rents for one-room apartments have fallen by 11%.
In other districts, prices have either remained virtually unchanged or shown a slight increase—by no more than about 8%.
Where Rents Have Risen the Most
The sharpest increase in rental prices for one-room apartments over the past year was recorded in Kharkiv. Currently, the median rent for such housing is 15,000 UAH - a full 150% higher than a year earlier.
A two-room apartment in the city costs about 8,000 UAH, which represents a 100% increase.
Among other regional centers where rents for one-bedroom apartments have risen significantly, the figures are as follows:
- Uzhhorod — +40%;
- Vinnytsia — +34%;
- Lviv — +31%;
- Zaporizhzhia — +27%;
- Khmelnytskyi — +25%;
- Poltava — +22%;
- Zhytomyr — +17%;
- Odesa — +15%.
How Much Does Housing Cost in Sumy?
Sumy is another city where rental prices have fallen. One-room apartments there have dropped in price by 25% - to 6,000 UAH - while two-room apartments have fallen by 20%, to 8,000 UAH.
At the same time, demand for rental housing in Ukraine is gradually rebound after a prolonged period of decline. Meanwhile, the shortage of affordable apartments is worsening, which may put additional pressure on prices in certain cities.
Thus, the situation in the rental market remains mixed: while certain categories of housing are becoming cheaper in Kyiv and Sumy, tenants in most other major Ukrainian cities are having to pay more than they did a year ago.
