More than in 2020: how many and where new shopping malls will be built this year

Developers are planning to open at least 20 new shopping and entertainment centers (RECs) in Ukraine in 2025. Most of the facilities are being built in the central and western regions of the country, including Ternopil, Khmelnytskyi, Ivano-Frankivsk and Chernivtsi regions. New shopping centers will also appear in Kyiv, Kyiv region, Odessa and Zaporizhzhya.

It is noted that according to the Ukrainian Council of Shopping Centers, there are 311 shopping malls in the country with a total area of about 9 million square meters, of which 6 million are leased areas. The most saturated by the number of retail space per thousand inhabitants is Kiev region. Cherkassy, Odessa, Chernivtsi and Lviv are next.

It is reported that despite the ongoing war, the construction of new shopping centers in Ukraine has not stopped. Since the beginning of the full-scale invasion, construction of 56 facilities has been started or resumed, which amounts to almost one million square meters of new retail space. At the same time, the count does not include projects frozen until 2022.

It is also noted that this volume of new construction looks especially significant against the background of previous years, when the opening of new centers almost did not occur - as, for example, in 2017 and 2020.

So, in 2025 it is planned to commission about 250 thousand square meters of retail space - this is 14 new shopping malls. In 2026, about 280-290 thousand square meters are predicted to be commissioned.

At the same time, the most intensive construction is currently underway in the western and central regions. Active projects are realized in Uzhgorod, Mukachevo and Kamyanets-Podilskyi. Three shopping centers are being built in Khmelnytskyi, the launch of which is scheduled for 2025-2026.

In addition, work continues in Odessa and Poltava. Two large-scale shopping malls of Epicenter chain are under construction in Kyiv region. At the same time, a limited number of new facilities have been commissioned in Kyiv in 2024 - mainly extensions of already operating centers. A number of projects planned for 2024 were postponed. The main growth of retail space in the capital is expected in 2025.
