In 2026, the average price for one hectare of agricultural land in Ukraine rose to UAH 75.1 thousand. Since the opening of the land market, Ukrainians have already concluded more than 500 thousand transactions totaling almost UAH 50 billion. This is evidenced by data from Opendatabot, reports Dengi.ua .
According to the data, over the four-plus years since the abolition of the moratorium, 501,619 sales and purchase transactions of agricultural land have been formalized in the country. The total area of sold plots amounted to nearly 977.2 thousand hectares.
During the first four months of 2026 alone, Ukrainians concluded almost 40 thousand transactions for a total amount of UAH 6.17 billion. Despite a 5% reduction in the volume of sales compared to last year, the cost of land has continued to grow.
While the average price per hectare stood at UAH 61.8 thousand in 2025, it has now reached UAH 75.1 thousand. Consequently, the price of land has surged by an additional 26% over the past year.
Where Land is the Most Expensive
The highest prices for agricultural land are currently concentrated in the western and central regions:
- Ivano-Frankivsk region - 179.6 thousand UAH per hectare;
- Kyiv region - 178.2 thousand UAH per hectare;
- Lviv region - 153.4 thousand UAH;
- Ternopil region - 120 thousand UAH per hectare;
- Vinnitsa region - 93.4 thousand UAH.
Where Land is the Cheapest
The lowest prices remain in the frontline and southern regions:
- Donetsk region - 30.7 thousand UAH per hectare;
- Kherson region - 38.5 thousand UAH per hectare;
- Mykolaiv region - UAH 44.1 thousand;
- Dnipropetrovsk region - UAH 46.7 thousand per hectare;
- Odessa Oblast - 47.8 thousand UAH per hectare.
Where Ukrainians Most Frequently Buy Land
The market is most active in the central and northern regions of the country. The highest number of transactions finalized since the beginning of the year occurred in:
- Vinnitsa region - 3416 transactions;
- Chernihiv region - 3279;
- Sumy region - 3261;
- Poltava region - 2963;
- Khmelnitsky region - 2905.
January remains the most expensive month of 2026 so far, with the average cost per hectare peaking at UAH 95.7 thousand. Meanwhile, buyer activity peaked in March, when more than 12 thousand transactions were formalized.
